to work. The Role The Project Engineer supports the planning,
execution, and closeout of capital projects by coordinating
engineering, construction, and administrative activities across
multiple workstreams and trade partners. This role organizes
complex capital improvement initiatives—including building
renovations, system upgrades, and infrastructure improvements—into
a structured management process that ensures vendor compliance,
accurate documentation, timely information flow, and adherence to
approved budgets and schedules. This role requires an equal balance
of office work and local travel (50/50) to properties across
AvalonBay’s Southern California portfolio. Essential Job Functions
Establishes and maintains procedures for the submittal, review,
coordination, approval, and distribution of shop drawings, samples,
product data, and technical documentation related to capital
improvement projects. Manages all project engineering
documentation, including bid packages, contracts, drawings,
specifications, change documentation, clarifications, and as-built
records for capital projects. Coordinates with consultants,
contractors, and vendors to expedite pricing, estimates, and
proposals related to scope changes, capital upgrades, and
unforeseen conditions. Prepares subcontractor and vendor change
orders for review and approval by the Project Manager. Collaborates
with the Project Manager, Construction Manager/Superintendent, and
Contract Administrator to support capital project requisitions and
ensure accurate tracking through payment. Prepares project closeout
documentation, including as-built drawings, operation and
maintenance (O&M) manuals, and turnover packages for building
systems and assets. Initiates, tracks, and reconciles job-site and
project-related purchases in alignment with approved capital
budgets. Maintains logs for rental equipment and temporary
installations to ensure proper billing and timely removal from
project sites. Ensures compliance with required permits,
inspections, and regulatory approvals associated with capital
construction and renovation work. Compiles and manages punch lists
for capital projects and coordinates corrective actions with
contractors and vendors. Tracks and distributes RFIs, ASIs,
sketches, and related documentation to ensure alignment across all
project stakeholders. Maintains project safety documentation and
supports compliance with site-specific safety requirements.
Non-Essential Functions Performs other duties as assigned by
management in support of capital project delivery. Minimum
Qualifications Education Bachelor’s degree in Engineering,
Construction Management, Architecture, Business, or a related field
preferred. Certification or Licensure None required. Experience 3–5
years of experience supporting construction, renovation, or capital
improvement projects. Knowledge, Skills, and Abilities Demonstrates
clear and effective written and verbal communication skills.
Prepares reports and delivers presentations related to project
status, documentation, and capital project coordination. Applies
basic arithmetic and analytical skills to support estimating, cost
tracking, and change management. Proficient in Microsoft Office
applications, including Word, Excel, and PowerPoint. Effectively
operates standard office equipment and project management tools.
Communicates professionally with internal teams, contractors,
consultants, and vendors. Exhibits strong attention to detail,
organizational skills, and the ability to meet deadlines in a
fast-paced project environment. Physical Demands This role requires
an equal balance of office work and local travel (50/50) to
properties across AvalonBay’s Southern California portfolio.
Training Successful completion of AVB new hire orientation within
90 days of employment or the next available session. Completion of
any additional training required to support capital project
